Commercial Asbestos Removal & Abatement in Little Rock, AR

Any building in Little Rock put up or fitted out before the mid-1980s can have asbestos in the floor tile, the pipe insulation, the ceiling tile, the roofing, the joint compound or the fireproofing on the steel. The city will not issue a demolition permit without an asbestos survey, and a renovation crew will not open a wall until it has been tested. We do the survey, file the state notice, remove the material in sealed work areas around your tenants' hours, and hand back the air clearance and disposal paperwork the permit office and the lender want. Offices, shops, churches, schools, apartment buildings, warehouses and clinics. Call (501) 817-7825.

When a commercial building needs asbestos work

Before a demolition. Little Rock and the state require an asbestos survey of the whole building before the permit, and removal of anything found before the wrecking crew starts. See asbestos survey before demolition.

Before a renovation or tenant fit-out. Opening walls, pulling ceilings, replacing flooring or HVAC in a pre-1985 building. The materials in the way get tested, and what is positive gets removed before the trades come in.

Damaged material in an occupied building. Pipe insulation falling off in a boiler room, water-damaged ceiling tile, floor tile breaking up under traffic. That is a removal in a sealed area while the rest of the building carries on.

A sale or refinance. The buyer's or lender's environmental report flags asbestos and wants it managed or removed before closing.

Roofing. Old built-up roofs and flashing cement can contain asbestos; it is tested before the roofer tears off.

How a commercial asbestos job goes

Survey. A certified inspector samples every suspect material in the area of work, or the whole building for a demolition, and writes the report the permit office needs. $1,500 to $8,000 or more depending on building size.

Plan and written quote. Which materials come out, in what order, which areas are sealed when, how tenants and staff are kept clear, and the schedule. One price for the scope, with the state notice and the air clearance included.

State notice. Arkansas requires notice before commercial asbestos removal above its size limits, with a waiting period before work can start. We file it and build the wait into the schedule; on a demolition the notice is required regardless of the amount found.

Sealed removal. Each work area is sealed in plastic with the air under suction and filtered. Material is removed wet, bagged, labelled and taken out through a sealed route. Nights and weekends where the building is occupied.

Air clearance and paperwork. Air samples confirm each area is clean before it is handed back. You get the clearance results, the disposal manifests and the notice copies in one packet for the permit office, the lender or the buyer. See air testing and clearance.

Property managers and general contractors

Most of our commercial work comes through a property manager with a building that has flagged material, or a general contractor who has been told to open walls in a pre-1985 building and needs the asbestos out first so the schedule holds. We quote the survey and the removal separately so you can get the survey done early, price the removal into the project, and only sign for what the survey actually finds. Tell us the building's age, what the project is, and when the trades are due, and the quote is built around that date.

What commercial asbestos removal costs in Little Rock

A survey is $1,500 to $8,000 or more depending on the building. Removal in a commercial building runs from about $10,000 for one material in one area to $100,000 or more for a full building before demolition. Floor tile and mastic $5 to $15 a square foot, pipe insulation $50 to $150 a linear foot, ceiling tile and fireproofing priced by the area and the access. Working nights in an occupied building costs more than an empty one. Every price on the site is on the asbestos removal cost page.

Prices on this page are estimates from previous work. We cannot quote an exact price. The actual cost can be lower or higher depending on the job. The person who knows is the professional who will do the work. You get a written quote after we see the house.

How to get started

Call (501) 817-7825 and tell us the building, its age, what the project is and when the trades or the wrecking crew are due. We book the survey and you get a written price for the removal once the results are in. If you would rather write, use the contact page.

Commercial asbestos questions

How much does commercial asbestos removal cost in Little Rock?

From about $10,000 for one material in one area to $100,000 or more for a whole building before demolition. The survey comes first, $1,500 to $8,000 or more, and the removal is priced on what it finds.

Do I need an asbestos survey before demolishing a building in Little Rock?

Yes. The demolition permit requires a survey by a certified inspector, and the state requires notice before the demolition whether or not asbestos is found. Anything found has to be removed before the building comes down.

Can the building stay open during the work?

Usually. Each work area is sealed and the air kept under suction, so the rest of the building carries on. Where the area is in the middle of an occupied floor we work nights and weekends.

How long does the state notice take?

Arkansas requires the notice to be filed a set number of working days before removal starts. We file it as soon as the survey is back and the scope is signed, and build the wait into the schedule, so tell us your start date early.

Do you work for general contractors as a sub?

Yes. We quote the survey and the removal separately, work to your schedule, and hand over the clearance and disposal packet for your close-out file.

What areas do you cover?
